blueberry pancake mix into blueberry muffins?

Does anybody know how to turn blueberry pancake mix into blueberry muffins? All you have to do to the pancake mix is add water to make the pancakes. Today I cut the amount of water down and added a little baking powder to it and maybe a tsp. of oil and I was hoping they would taste like blueberry muffins. They looked like blueberry muffins but they tasted a little rubbery. Does anybody know what I should do with the pancake mix to make it into muffins that aren't rubbery like?

I used this :

2 1/2 c blueberry pancake mix
1/2 cup sugar ( i cut my sugar back just a bit)
2 tbls vegetable oil
2/3 c water
1 egg or 3 egg whites (i whip mine a bit before i add them)

I sprinlke a little sugar on top before i put them in the the oven
