I'm a real estate agent and require that the seller include a home warranty on each sale. I feel so strongly about it that I'd pay for it myself if I had to. Like previous posters have said, the company you choose is so important. I use Old Republic Home Protection almost exclusively and have for 9 years.

The company keeps track of how "profitable" I am to them as an agent. I wouldn't even know this except that after all these years, I'm friends with the rep. I bring up the "profitable" issue because it shows why I think warranties are a good investment. My last profit rating was over 200% loss. That means that my clients have spent twice as much of the company's money than the company has received in premiums. They don't care for those numbers, but they make me and my clients happy.
