    Rip the carpet off.

    For the paneling be sure to kilz it first before you reg paint it.

    the basement...is there a sub pump down there? Is it all cement?

    If the area has "wet" basements...I probably wouln't worry about it but if that basement is not supposed to be like that... I'd try and do what I could to stop the water leakage.

    Rip them up. Have them redone, get a new agent ditch the awnings, and install shutters.

    With this being done you should add alleast 5-8 thousand to the list price. I don't know what agent your mother has but hardwoods can add up to 10k to a price tag of a home. We flip homes and if you can find a good wood floor person, it's well worth the time and energy. Also a staged home will sell quicker than a empty home. Maybe not sell the furniture quite yet.

    There is a paint (I don't remember the name of it), that will seal the walls and floors in the basement to stop the flooding. Try that, it's cheaper and more cost efficient to seal than to add sump pump to the basement.Sumps don't always get all the water out. A finished basement can add 50k or more.

    Also on older homes, just changing the kitchen hardware will add as much at 5K to your asking price.
    I would seriously look around at agents, before signing with one. Home prices will range as much as 20K with different agents. Kilz, is good on paneling but it just looks like painted paneling. If you can afford to sheetrock it, it would be a asset. Sounds like the agent just wants to sell as is. May have a friend who is a flipper. Please check other agents, Hardwoods are the way to go.
